After-Hours Emergency Maintenance Guide

This guide provides tenants and other occupants with information about what to do when an urgent issue or emergency occurs outside our normal business hours. It outlines common after-hours situations, when emergency assistance may be required, and who to contact for help.

Whenever possible, please contact our office during regular business hours, where our team can assist you directly and arrange the appropriate action. After-hours contacts should only be used for genuine emergencies or urgent matters that cannot reasonably wait until the office reopens.

Office Hours

Our team is available during the following times:

Monday to Thursday: 9:00am – 5:00pm
Friday: 9:00am – 4:00pm
Weekends & Public Holidays: Closed

What Is Considered an Emergency?

Essential Services

The following are classified as urgent and require immediate attention:

  • Burst water pipes or major leaks
  • Gas leaks
  • Loss of hot water service
  • Sewerage overflow or blockage
  • Serious electrical hazards

Other Urgent Situations

Repairs may also be considered urgent if they:

  • Pose a risk to safety
  • Could cause further property damage
  • Significantly impact your ability to live in the home

While emergency repairs are prioritised, completion timeframes may vary. A qualified tradesperson will be arranged as soon as possible.

Common Situations & What To Do

Locked Out

If you are locked out, you will need to contact a locksmith at your own expense. Spare keys can only be issued during business hours.

Electrical Issues

If there is a risk of fire or exposed live wires, call 000 immediately.
Air conditioning breakdowns are not considered urgent; however, if leaking, turn the unit off to avoid damage.

No Hot Water or Water Supply

  • Check power at the switchboard
  • Ensure accounts are current
  • For gas systems, check the pilot light
  • Contact Water Corporation on 13 13 75 for supply issues

Power Outage

  • Check your switchboard and ensure all circuits are on
  • Confirm your electricity account is up to date
  • Contact Western Power on 13 13 51 for outages
  • If only certain appliances are affected, unplug all items, reset power, and reconnect one at a time to identify faults

Gas Leak

Immediately shut off the gas at the meter and contact your gas provider.

Storm Damage

For severe or dangerous situations, contact the SES on 13 25 00.

Burst Pipe or Leak

Turn off the water supply at the mains (usually located at the front of the property).

Damage Caused by Third Parties

Report the incident to police and retain your report number for insurance purposes.

Non-Urgent Maintenance

For all routine or non-urgent repairs, please submit your request via our maintenance portal

IMPORTANT – If a tenant organises an after-hours contractor for general maintenance, the invoice will be charged to that tenant.
